Converting your Garage into a Living Space

Living in San Diego can be expensive. If you are struggling with finding more space in your house and aren’t in the market of buying a new home, you might be considering the option of converting your garage into an additional living space. This is a big decision to make and before going all in, there are several things to keep in mind.

Factors to consider

Zoning and permit laws are important to look into first. The specific laws depend on your location, so it’s best check with your city’s building department or visit their website for the details. After you have the right permits, the next thing to consider is how much everything will end up costing. Just to start, garage floors are slanted towards the garage door, so you’d need to level out the floor and likely install a type of flooring like ceramic or wood. Aside from the flooring, you will need to make sure proper insulation is installed and possibly add a heating and/or cooling unit.

If the living space is going to be used frequently, you might consider installing an insulated garage door. Insulation keeps your garage warmer in the winter and cooler in the summer all while minimizing street noise, you might opt to also install proper plumbing and wiring. In addition, you could consider just removing the garage door all together and installing an entrance from the front. When you start to think through everything that may need to be modified, it can really add up and be on the expensive side. If you are able to set a budget and stick to that throughout the process, you will be in great shape.

After evaluating the up-front cost side of the picture, you’ll want to think about the long term effect converting your garage may have on the value of your home. Converting your garage to a living space may work well for you and your family, but it might not work with potential buyers in the future. To better understand how this could change for better or worse, it’s best to consult with a real estate agent who is familiar with the neighborhood.

The last couple things to keep in mind relate to how you will handle the loss of storage space and where you will park your car. If you are used to parking your car in your garage, and now have to park your car on the street, consider the availability of open spaces and how often you come and go. Along the lines of storage, you might end up having to rent a storage unit for your belongings if there isn’t enough space in your house which can add to the extra overall cost.

Do your research

The decision for whether or not convert your garage to a room depends on your individual circumstances and there is not a one size fits all answer. The important thing is to do your research and make sure you think about how losing a garage can affect your home. Living in San Diego, garages may not be as necessary as they are for somewhere where the weather is less consistent, but nonetheless, it’s a major change to be made which involves a lot of planning.

Selling your home? How a new garage door can increase the value of your home.

home-for-sale-new-garage-door-installation If you are in the market of selling your home, you are likely already looking for ways to boost the overall value of your property. While you are busy making upgrades and final touches to the interior of your home, it’s easy to overlook the value in updating your garage. One of the first things potential buyers will see from the exterior of your house is your garage, and there is no better time to increase the curb appeal of your home with a new garage door then when you’re in the process of selling.

Why upgrade your garage door

Lately, garage doors have been becoming increasingly popular as common home upgrades. As per the “Remodeling Impact Report,” investing in a new garage door is a smart choice as can give you 87% back in ROI. When you are selling your home, we know it’s not a cheap process to begin with, so we will always offer the lowest price, guaranteed, and we will even beat our competitor’s pricing. The upfront cost of fixing up your door is relatively minor when you think about the boost it gives you in your home’s selling price.

How to choose the right garage door

There is an almost overwhelming amount of various door styles to choose from, and it’s not always easy to pick just one. If you are considering a steel door, it is a basic style of door and typically the lower-end of the options. With a steel garage door you will have a dent-resistant, rust-proof door that can be painted to match the rest of your house. If you are looking for the most affordable door that gives you a moderate ROI, this is going to be your best option.

The wood garage doors are a major step up from steel as they are more aesthetically appealing, and they add a significant amount of insulation to your garage. As far as curb appeal goes, the carriage style wooden doors are an increasingly popular item and are actively being seeked out by potential home buyers. The touch of a wooden door adds a timeless sense to the overall tone of your home and complements most homes. If you are looking for a classic option that increases curb appeal, this is an excellent option.

Glass garage doors are at the top of this list for adding to your home’s value from a garage perspective. They instantly modernize your home and hold their value with their durability. With the option for metal or wood framing around the glass, you can customize the doors to match your personal taste and the style of your house. The glass on the garage itself can be frosted as to give a sense of privacy. If you are wanting a modern garage door alternative, this is the best choice for you.

How to Keep Pests out of Your Garage

Your garage is an extension of your home, and it’s important to treat it as so. Most people are extremely conscious about keeping the doors and windows closed inside their house, but aren’t as careful with the garage just a few feet from their front door. Keeping your garage bug-free is essential in keeping your living quarters clear of pests.

After being in the garage door repair business for many years, the technicians and Rockstar Garage Door Services have seen it all when it comes to garages, and we have put together a few tips for to help you keep your garage free from pests this year.

● Ensure that pet food is off the ground and stored in airtight containers. Insects can easily get into unsealed pet food and not only will these pests spread throughout your garage, but it can be unsafe to serve that food to any animals.

● Make sure to weatherstrip the bottom of your garage door to prevent unwanted bugs from coming in. The bottom of your door is the most common entry point for pests to come into your garage, and by sealing off that entrance with weatherstripping, you will keep a lot of the bugs out. Weatherstripping can be purchased from your local hardware store, and if you would like some professional assistance, we are here to help!

● Keep all trash cans closed, and eliminate moisture. Trash and damp areas are sources of food and water for pests in your garage so it’s important to make sure to keep the trash can lid on all times and dry up any lingering water build-up.

● Use organic pesticides. Spraying for pests is a good way to prevent them from spreading in your garage, but be careful with toxic chemicals, especially if you have pets. It is best to spray a light coat of safe pesticides inside your garage as well as around the perimeter outside to keep more from entering.

● Properly store garden tools. Insects can accidentally be brought into your garage through garden tools if they are not properly cleaned off before bringing them in and keeping them stored off of the ground.

● Declutter where you can. Pests love a good hiding spot. The more clutter you have in your garage, the more places these pests will spread to and the harder it is to get rid of them. We recommend garage door shelving to keep your belongings organized and off the ground.

● Seal all holes in your garage. No matter how clean your garage is inside, if you have unsealed holes connecting to the outside, bugs will inevitably make their way in. Use a sealant to close off all those pesky bug entrances.

If you are having issues with your garage or would just like some advice about how to handle a pest problem, feel free to reach out to us and we will help. We offer free estimates for garage door repairs and are available 24/7 for emergency situations as well. Please give us a call today and one of our Rockstar Garage Door Services professionals will help you out.

Baby it’s cold outside! Ways to keep your garage warm this holiday season

Garage Door Maintenance

In Southern California, we are lucky enough to not have to worry about the snow, but we still have to manage the cold temperatures. Most modern homes being built today include proper insulation which keeps the house protected in both the winter and the summer months. However, a common trend with each new home being built is that the garage is often neglected when it comes to insulation and lacks sufficient protection against the weather changes. Although this can save you money in the short term because it is the cheaper option, you will end up paying much more long term with the loss of heat in the winter.

We have put together a list of the top money-saving tips to keep your garage warm through this this winter season. If you are able to do just one or two things from this list, you will be comfortable and will save money in energy and heating costs.

Install or fix weatherstripping on your garage door

If your garage door currently doesn’t have any weatherstripping, it can leave up to an inch of open space where the chilly air can make it’s way in. You wouldn’t leave the windows in your house open this much, so it’s important to make sure it’s not happening inside your garage either. The way to prevent this is by adding weatherstripping along the edges of the door. If you are particularly handy and already know how to install it yourself, you should be able to purchase the weatherstripping at a local hardware store. If you need a helping hand, Rockstar Garage Door Services has trained technicians who have installed hundreds of garage door weatherstrippings and would be happy to be of service.

Insulate the walls of the garage

Whether you’re spending a lot of time in your garage by using it as a workstation or you are just using it as a place to keep your car, insulation can make a major difference in temperature and sound reduction. There are essentially three types of insulation options: batt insulation (fiberglass), foam board insulation and reflective insulation. We recommend consulting with an expert before beginning an insulation project to make sure you’re selecting the correct type for your garage, but there are definitely ways to install it yourself for a few hundred dollars worth of materials from the store. We have a team of experts who can help, so please don’t hesitate to give us a call.

Seal out the cold air from your garage

The windows and door frames have unsealed areas where the cold seeps through. We recommend caulking to prevent the loss of heat. The best way to do this is to caulk around the frames of the windows and doors which will prevent the unwanted cold air from coming into your garage. If you have an open area larger than just a crack, you will want to look into the expanding foam spray which will cover up the bigger space. These materials are available for purchase at any local hardware store.

These tips are based on our personal experience having worked with many different variations of garages over the years, but we understand that every garage is unique and we would be happy to recommend something specific for your situation. Stay cozy this winter, and please give a call for a free estimate!

How do Oil Tempered Springs Compare to Zinc Galvanized Springs?

Hands down, the most common issue that customers call us about is broken garage door spring repair. The life on garage door springs is finite: they have an expected life cycle and will eventually need to be replaced. It’s beneficial to understand the differences between these two types of springs whether you’re in need of repair at the moment or not because it can save you some time and money down the line.

Let’s start at the beginning, both oil tempered springs and zinc galvanized springs are made from the same base material: high carbon steel wire. The difference between the two springs begins with their creation process. Oil tempered springs are heated up to 1500 degrees in order to form it into the correct wire size. Galvanized springs on the other hand are formed through the process of applying zinc directly to the wire before it is stretched.

oil vs zinc

Other than how the springs are made, there are some unique beneficial characteristics of each. Oil tempered springs have been around the longest. Through the oil tempering process, there remains an oily film on the springs that makes them susceptible to rust. Although it doesn’t affect the performance of the spring, the oily residue can cause stains and the rusty springs are not as aesthetically pleasing as the alternatives. The main benefit to oil tempered springs is that they hold their value over time. Though they have a slightly higher price tag than zinc galvanized springs, they rarely need to be tightened and will last the longest all while keeping their tension. If you want your springs to last and don’t mind the rust, oil tempered are your best choice.

Zinc galvanized springs have become popular within the last couple decades and are considered the “more affordable” option of the two. These springs require a little more maintenance and upkeep compared to to oil tempered springs. Zinc galvanized springs should be tightened 1-2 times a year in order to keep everything working properly. The main attraction toward these springs is their resistance to rusting. They also have a price point cheaper than the oil tempered springs so the zinc springs are beginning to show up more often in newer homes as an affordable option. The only downside is that they will have to be replaced more often than their counterpart, oil tempered springs.

How to Prepare Your Garage for the Summer

Preparing your garage for the summer is simple, and you can do everything in a single weekend. It doesn’t take much effort, it’s affordable, and you can do the majority of everything yourself. By planning ahead and getting your garage ready for the summer months now, you will have a head start which will make your summer a breeze!

Clean Your Garage Door

This is something you can do yourself very easily, but it’s not typically something people think about doing. Often times the garage can be the dirtiest part of your house. It’s typically where you store outdoor materials, trash, storage items, your car, gardening equipment and more. All of these items are typically not the cleanest, and because they are all kept in your garage, you will have a hard time avoiding the dirt.

Once a year, you should sweep inside your garage to get rid of any lingering dirt. After that, wipe down your garage door with a soft, damp microfiber cloth to remove the dust and buildup. Once you have a clean door you can put a thin coat of car wax in order to prevent the dirt, dust and grime from building up in the future.

Lubricate the Parts

In order to feel confident your garage door is operating smoothly, you should ensure all moving parts are lubricated including the hinges, tracks, rollers and springs. Make sure there is nothing in the way for the rollers such as dirt or debris by using something like a small vacuum. Once you get rid of the dirt, you will want to lubricate the parts with a garage door-specific lubrication.

If this sounds overwhelming for you, don’t hesitate to call a pro. We have seen every type of door imaginable and will make sure yours is properly lubricated and working well giving you peace of mind.

Regular Inspections on Your Garage Door

Checking for normal wear and tear is imperative to increasing the lifespan of your garage. At Rockstar Garage Door Services, we recommend an annual inspection for all of our clients which helps ensure their garage is in a solid working condition. The Rockstar Lube and Tune special includes a multipoint safety inspection, rebalancing, lubrication of moving parts, adjustment of motor setting and an inspection of the motor rail.

With this service, you won’t have anything to worry about during the rest of the year because we will point out any part of your garage that could cause you issues before they happen. You will get honest recommendations with the lowest price in town, guaranteed.

Weather Stripping and Insulation

Having proper insulation and weather stripping will make your life a lot more comfortable. The weather stripping helps keep your garage cleaner by keeping the bugs, dirt and dust from coming in from under your door. This can wear over time, so it’s important to inspect it at least once a year to look for holes/cracks in the strip. Insulation will keep the heat and cold from coming into your garage which can also affect your home temperature since they are often connected.

If you are looking for the right company in Southern California for your garage door servicing needs, Rockstar Garage Door Services is there for you. We are even available for emergency calls 24/7 because we know there is no way to plan for that. All you can do is take the steps in order to minimize the chance of an emergency happening by sticking to a regular maintenance schedule. Give us a call today for an inspection or for a free estimate!

6 Common Garage Door Problems

Be Prepared for These 6 Common Garage Door Problems

It’s inevitable that every garage door owner will have to deal with some issues over the lifespan of their garage. If you know what types of problems to look out for, you might be able to catch it early enough before it is too late.

1. Track out of alignment on garage door

It can be a dangerous issue if your garage door track is out of alignment. In order for the door to actually go up and down, there is a metal track that needs to be properly aligned. If there are any gaps between the rail and the rollers or if there are deep bends in the rails, you are going to have some problems. The weight of the heavy door can escalate the issues as well as the more you are using the door, the bigger the problem. Rockstar Garage Door Services offers low cost estimates for alignment issues with your garage, so please call today if you’re experiencing any issues.

2. Garage door closes and hits the ground hard

This can commonly be credited to one of two issues. The first issue could be that you have a broken torsion spring that should be countering the weight of the door. The other possibility is that you have broken cables that actually connect the torsion spring. Either way, you have a serious problem on your hands, and it should be safely handled by a garage door professional who is able to diagnose the exact issue and fix it properly.

3. Garage door goes all the way down and opens back up again

There is a range setting on your garage door opener for the specific numbers of the open and close limits. This range lets your garage door opener know how much further the door can move before it’s all the way closed. The settings on your opener can be modified so that the door won’t hit the ground before the opener expects it to, and then goes back up because it assumes something is in its path. The safety setting on your garage door enables the door to automatically reverse back up to prevent crushing something or someone in the way. You can call a professional to help you fix this issue or refer back to your owner’s manual to modify the close limits.

4. Garage door opens and closes at random times

This issue can be very alarming as you would never want to know your garage door was open when you weren’t home. One of the first things you’ll want to check is that your transmitters are not stuck underneath something that would interrupt the control mechanism. Another option that could be altering your door opening is a neighbor’s nearby garage door opener that happens to be on the same frequency as yours. This is an issue that a garage door technician can help you diagnose and resolve; call Rockstar Garage Door Services today.

5. Loud noise when opening and closing garage door

Dealing with a loud garage door can be very worrisome as it can sound a lot worse than the issue actually is. The grinding and screeching noises can usually be attributed to debris and dirt in the track and not enough lubrication. In order to resolve this issue, you’ll want to clean the entire track where the wheels run. There is a special oil that is designed specifically for garage doors that garage door technicians can apply for you, but standard WD-40 is a good alternative as well. If you want to have extra peace of mind, don’t hesitate to call a professional.

6. Old weatherstripping on garage door

There is a rubber seal that extends across the bottom of sectional garage doors. These strips start to wear over the years and should be replaced if they have any chips or holes in it. The weatherstripping is imperative to keep a tight seal on your garage and will cause issues for you especially in the colder months. Another sign of old weatherstripping is noticing more dirt in your garage as it’s able to escape through the open crevices. Call Rockstar Garage Door Services today to get your free estimate on replacing weatherstripping.
